Pre-qualification: the five-minute estimate

You describe your income, debts, and down payment; the lender does quick math and tells you a ballpark. Nothing is verified and usually no credit is pulled. It is useful for orientation — "am I in the $300s or the $500s?" — and nothing more.

Pre-approval: the verified letter

The lender collects documents (pay stubs, W-2s or tax returns, bank statements), pulls your credit, and often runs the file through automated underwriting. The result is a letter — typically valid 60–90 days — stating the loan amount and program you qualify for, conditioned on an acceptable property and no changes to your finances.

Listing agents read these carefully. A pre-approval from a lender who has actually reviewed your documents tells the seller your offer is likely to close.

What you will be asked for

  • Government ID
  • Last 30 days of pay stubs; last two years of W-2s (or two years of tax returns if self-employed)
  • Two months of bank and asset statements
  • Explanation letters for large deposits or credit events, if any
  • Documentation of gift funds, if part of the down payment

Does a pre-approval hurt my credit?

It requires a hard inquiry, which can nudge a score a few points. The scoring models treat multiple mortgage inquiries inside a shopping window (14 to 45 days depending on the model) as a single event, so comparing two or three lenders in the same stretch does not multiply the impact.

Timing

Get pre-approved before you tour homes seriously. Once you are under contract you will re-verify with the lender you choose, but the letter is what gets your offer taken seriously in the first place.
